This is a job which included a great deal of a rot repair. Unfortunately this costly repair was the result of the original home builder never installing “Flashing ” to the rim joist of this home .

Flashing is a simple and inexpensive sheet of metal that protects the wood from water damage . The flashing can be copper or aluminum . This home stared having trouble with the sliding door binding, the home owner did not know the extend of the damage already done, only that the sliding door would not slide.

The rim joist actually started to collapse from rot making the door bind . We had to shore up the end of the house , remove the existing deck and replace the joist and sill plates along the area of the foundation .

Its always good practice to use a “Treated ” Sill plate where it comes in contact with masonry . All the new sill plates were replaced with this material then the proper flashing was installed and the deck and siding were replaced .

The door was adjusted and is working smoothly again
